COMPLETE PROPERTY MANAGEMENT SERVICES
Services: Management to maintain contracted properties, collect all rents from Tenants, pay all payments due, (Mortgages, Utilities, Services and Repairs), from the proceeds of the rents collected and send a net check, along with a statement of income and expenses, to the Owner, by the 10th of each month!
Advice: At Owners request and Management's sole discretion, Management agrees to furnish advice, information and full cooperation as to current Rental Values, Tenants evaluations and needed maintenance and repairs.
Ethics: Until termination hereof, Management agrees to work diligently and with their best effort to lease or rent any and all vacant properties listed in this agreement. and to do so in accordance with the laws and ethical professional standards as required in section 4 of this document.
Professional Codes: Management agrees to commit no act of any kind, for which the REAL ESTATE COMMISSIONER OF THE STATE CALIFORNIA is authorized, by section 10176 of the CALIFORNIA BUSINESS & PROFESSIONS CODE, to suspender to revoke a license.
Commissions: Managements usual and customary commissions and fees, shall be charged to the properties for which services are performed except for that which Management may agree to alter or modify to there rates with such parties! Any such modifications shall be in writing.
Commission Payments: In compliance with Section 10138 of the CALIFORNIA BUSINESS & PROFESSIONS CODE, all commissions and fees shall be withheld from rental proceeds collected.
